Frequently asked questions

Selling your house for cash may be new to you. Here are answers to the questions homeowners ask us most. Don’t see yours? Contact us.

How long will it be until I get an offer?

We want our offer to reflect your property’s real condition and your situation, so we usually make it after meeting you and seeing the house.

First we have a short phone call to see if we’re a good fit. Then we set a time that works for you to meet at the house. We typically have your offer ready within hours of that visit, or by the next day.

How long will it be until closing?

Since we’re not buying your house to live in, we can work on your timeline. Need a few months to move? That’s fine. Need to close quickly? We can close in as little as 7 to 10 days.

Will I have to make repairs?

No. We never ask you to make repairs. A traditional buyer may nitpick every detail and hand you a long repair list. We don’t.

Depending on the age and condition of the home, we might hire a home inspector, but that’s only so we know what we’ll need to fix later. You won’t have to make a single repair.

What will I have to do?

Very little. There are no showings to prepare for. If you live in the property, you’ll need to move your belongings, and we can help with that if you’d like.

We handle the paperwork and coordinate everything with our title company so the sale goes smoothly.

What do you do with the houses you buy?

It depends on the location, condition, size, and the deal we structure with you. Common uses include:

  • Fixing them up to sell
  • Fixing them up to rent
  • Helping people who can’t qualify for a loan, such as business owners, own a home
  • Short-term rentals
What are the benefits of a cash offer?

Convenience and simplicity. Sales involving a lender are more complicated: lenders have special requirements and often won’t approve a loan on a house that needs significant repairs.

A cash offer has no financing contingency. With a traditional buyer, if their loan falls through, they can back out and get their earnest money back. That happens often, and it’s one more thing you don’t have to worry about with a cash buyer.

Do you pay a fair price for houses?

We know we won’t buy any houses unless our offers are realistic. We keep our renovation costs low so we can pass some of those savings on to you.

We base our offer on the finished value of the property and what it will cost to renovate. If you’d like, we’ll show you how we calculated it. You’re never obligated to accept, and even if we don’t end up buying your house, we’ll share what we can to help you choose the best path.

Do you charge any fees?

No. The price we offer is the price you get at closing. When you sell on the market, agent fees are typically around 6% of the sale price, closing costs can run several thousand dollars if the buyer asks you to pay them, and inspection repair requests can cost thousands more.

With us, there are no agent fees, we pay your closing costs, and we won’t ask you to fix anything.

How much will you pay for my house?

Every offer depends on the location, size, condition, and finishes of the house, what nearby homes have sold for, and what we plan to do with the property. We also consider your near-term plans and try to structure an offer that helps you meet them.

How are you different from a real estate agent?

Agents list your property on the MLS and look for a buyer. We are the buyer. You won’t have to wonder whether someone will make an offer, or who is buying your home.

If you’re fine with preparing the house, hosting showings, and going through the traditional process to find the highest offer, listing with an agent may suit you. If you’d rather skip the hassle and get a fair offer right away, we can help.
